The Clubhouse — flagship detached golf building with deep covered porch and fire pit at dusk

GS Commercial

A winter amenity
that arrives as a building.

Detached, multi-bay golf buildings for clubs, hotels, resorts, multifamily and campuses. We put it on your property without touching your property.

The pitch

We don't renovate
your building.We deliver one.

The usual version of this project is a renovation: carve up a function room, fight an eight-foot ceiling, run a construction schedule through the middle of your operation, and hand back something compromised.

We build a separate structure on the property instead.

Foundation, snow-load engineered frame, real envelope, standing seam roof, black board-and-batten siding, glass, heat and power. Ten to twelve feet of finished ceiling because we chose it. Your existing building stays open the entire time.

Who we build for

Country clubs & courses

Add a winter amenity without renovating the clubhouse or losing a dining room for six months.

Hotels & resorts

A building on the grounds that gives guests a reason to book in February and stay on property at night.

Multifamily & luxury residential

An amenity building that differentiates a lease-up and doesn't cost you rentable square footage.

Corporate campuses

The meeting nobody skips. Separate structure, separate hours, no impact on office fit-out.

Golf academies & coaches

Purpose-built instruction bays with the ceiling height and camera positions coaching actually needs.

Developers & site planners

Bring us in during the site plan. Setbacks, utility runs and grading are nearly free on paper.

The facility

Interior of The Clubhouse — bar, lounge, fireplace and simulator

One to six bays, one building.

Multi-bay buildings are a different engineering problem than a backyard structure — spans, separation between hitting bays, sound between them, circulation, service counters, restrooms, and how people move when the building is full on a Friday night.

What it's worth to the property

Amenity value

It's the amenity people actually use in February, when the fitness room is the only other option.

Revenue

Bay rentals, instruction, leagues, corporate events and food and beverage attachment, in your slowest months.

No disruption

Nothing inside your existing building gets opened, closed, dusted or taken offline.

Differentiation

Every competing property has a gym. Almost none of them have a purpose-built golf building.

Scope & process

Site walk to first shot.

We work with your architect, GC, site engineer and AV team, or we own the whole scope. Either way one team is responsible for the building being warm, quiet, permitted and playing correctly on opening day.

GS Trade Program

When your client asks for a golf simulator, don't send them to an equipment website.

We work with builders, architects, landscape architects, site contractors, AV integrators, designers and realtors. Site planning input, specifications, project consultation and a white-glove client handoff.

Questions

The things people actually ask.

Send us the property.

Tell us where the building would go and what you want it to do. We'll come back with siting, a bay count and a working range — not a quote, and not a brochure.
